A recent innovation in the field of real estate, Feng Shui home staging is believed to make the house welcoming and appealing to potential buyers. The idea is to rearrange the 'chi' or energy flow of the house to ensure well-being and prosperity, and entice the buyer in every way to purchase the house.

Declutter the House

Cleaning out the clutter is the first Feng Shui tip to sell the house fast. Throw away all the unnecessary stuff. De-personalize the space, clear out old and faded items, and put away the electronic stuff.
Declutter every room - the kitchen, hall, bedrooms, garage, etc. Repair stuff that might be useful, or else throw them away.

Clean Like a Maniac

Collect the brooms, mops, dustpans, and vacuum cleaners. Clean every inch of the house - all the rooms, closets, tables, utensils, beds, every piece of furniture, garden, garage, basement, etc.
The house must be sparkling clean when the guests arrive. Placing planters on the porch will make the house fresh and welcoming. The front door, windows, and everything else must be washed and cleaned.

Mark the Spot

The placement of the 'For Sale' sign is important to entice potential buyers. Experts state that the it must be placed to the right of the house, since this is the buyer's side of the house (in Feng Shui science).
Also, it is the direction towards which people tend to look naturally. Hanging a wind chime or any other decorative Feng Shui item on the right side is a good idea; it is believed to propel positive energy flow into the house.

Improvise the Front Door

Energy enters the home through the front door, so it must be carefully staged.
The porch leading to the door must be cleared - there should be no dead plants, shrubs, or specks of dust. If need be, repair the front door, repaint it, then clean and wash it. Place a welcoming doormat, flowering plants along the sides, and a string of flowers above the door.

Create a Fine First Impression

The first impression should be painstakingly attractive. So, the foyer, living room, and the garden must be extremely well-decorated. Decorate the foyer with identical planters with round leaves.
The garden must be bright, lush, and colorful. The back of the main sofa in the living room must never face the door. The room should be brightly-lit. Place water elements and vases with bright and sweet-smelling flowers. Hang soft and attractive paintings on the walls.

Rearrange the Furniture

Furniture must be comfortable and in soft hues. Sofas and chairs facing the entrance improve energy flow. No furniture piece must contain sharp edges. Beds must be attached to the walls.
Tables, cupboards, closets, etc., must have well-rounded edges. Furniture must be rearranged such that more space is created. For example, using a tall closet/cutlery cupboard gives the illusion of spaciousness, while a shorter closet makes the room appear cluttered.

Organize the Bathrooms

Bathrooms should be sparkling clean, since dirty ones increase negative energy. The toilet seat must always be kept down. The room must be painted in soft, neutral colors. There should be ample storage space.
A piece of sandalwood or peppermint stimulates the senses. Bathroom accessories should be well-stored and changed periodically. A couple of related metal accessories will add a good touch.

Beautify the Bedrooms

The bedroom is where people retire after a long, tiring day, so it should be beautifully calming. The walls can contain soothing prints (no violent imagery please) and the room must smell good (lavender, roses, or arty incenses are fine).
Beds must be placed towards the wall; there should be considerable gaps between the bed, closet, and table. There should be enough space to navigate through the room.

Enliven the Kitchen

In Feng Shui, food symbolizes wealth, so the kitchen should be impeccably clean and sweet-smelling.
The countertops must be swept clean, the dining table must be free of cutlery, and all the vessels must be packed into the closet. Place a bowl of fresh fruit on the table. Even inside the closets, drawers, and refrigerators, everything should be properly arranged, as buyers may inspect them.

Improve the Overall View

Keep the house neat. Put up attractive art on the walls. Spruce up the place with vases of flowers, simple antiques, wall hangings, etc. Yet, make sure it doesn't look overcrowded.
A clutter-free house is the key to selling it. The house must be bright and beautiful.

Spread Fragrances in the House

Stimulate the senses by spreading fragrances all over the house. Place a bowl of lavender in the living room, chamomile in the kids' rooms, and a bowl of roses in the bedroom.
Bathrooms can have a piece of fresh sandalwood, while citrus fragrances work well for the kitchen. When the house smells fresh and enticing, buyers are more drawn towards purchasing it.
